The Roll out of Making Tax Digital (MTD) for the Self-Employed and Property Investors

Who does it affect?
The self-employed individuals and landlords:

From April 2026 with combined gross income over £50,000.
From April 2027 with combined gross income over £30,000.
From April 2027 with combined gross income over £20,000.

What is gross income?
It is the combined total of gross business turnover and rental income, before deduction of any expenses.


How does it affect you?
If and when you fall within MTD, you will be required to:

Make quarterly returns to HMRC......
Using approved software......
Making an annual return of any adjustments or amendments and of other income or claims for allowances and reliefs.

What are the time limits for making returns?
You will be required to make returns each quarter as follows:

Quarter to 30 June by 7 August.
Quarter to 30 September by 7 November.
Quarter to 31 December by 7 February.
Quarter to 31 March by 7 May.
Annual return by 31 January following the end of the tax year (as is currently the case).

What should you do?
Essentially, don't leave it to the last minute. Prepare now, so that all the "bugs are fixed" and you are ready to go when necessary:

Ensure that you are using approved sofware.
Ensure that you have the systems in place to keep your digital records up to date so that the returns can be submitted with minimum delay.
Ensure that you have the most efficient and robust system possible, to relieve the frustrations of keeping your data current and to avoid errors and mistakes.
Importantly, ensure that you have the necessary support in place, to thoroughly vet data before submission to HMRC - so that nothing comes back to bite later!
